Condo Painting Planned Around Your Building

Painting a condo is about more than the walls. Your building has its own bylaws, the elevator is shared, and your neighbours are only a wall away. Luxe Layers plans condo painting around those realities, so the work inside your suite runs smoothly and the hallways outside stay untouched.

We paint condos and strata homes across Vancouver, including towers and low-rises in Cambie, Oakridge, Marpole and South Granville, and every project begins with a complimentary estimate.

Strata rules and approvals, sorted before day one

Every strata corporation sets its own expectations for contractors. Some want only a heads-up to the property manager; others ask for contractor details, proof of insurance or a booking form days in advance. When we plan a condo job, we go over access, shared spaces and your building’s rules with you, so nothing catches the concierge off guard.

Questions worth answering before the start date:

  • Which hours does the building allow for contractor work, and are there quiet hours on weekends?
  • Does management need a contractor’s certificate of insurance on file?
  • Is a move-in or service elevator booking required, and are protective pads provided?
  • Where can a work vehicle load, unload or park, and for how long?
  • Are balcony walls, entry doors or anything facing the corridor considered common property?

Condo Painting Planned Around Everyday Life

Elevator bookings, loading and parking

Drop cloths, ladders and paint all have to travel from the street to your suite. In many Vancouver buildings that means a reserved elevator window, padded walls in the cab and a loading zone with a time limit. We confirm those details ahead of time, so the first hour on site goes into prepping your rooms, not waiting in the lobby.

In most buildings the booking itself has to be made by the owner or resident, so we'll tell you which days and roughly how long we need the elevator before you reserve it.

Respect for your neighbours

Sound and smell travel easily between suites. Noisy prep such as sanding stays within permitted hours, materials stay inside your unit rather than in the corridor, and the suite door stays closed while we work. Want to give neighbours notice? We can provide a simple schedule to share.

Low-odour and low-VOC paint options

Condos often have less cross-ventilation than a detached house, and some suites only have windows on one side. Low-VOC and low-odour paints are widely available and worth considering if you'll stay home during the project, have pets or young children, or share a hallway with someone sensitive to fumes. At the estimate we'll talk through products and sheens room by room.

Drying time between coats matters even more in a compact space, so room order is planned with airflow in mind.

Protecting common areas and your suite

Care starts in the lobby. We protect the path between the elevator and your door where the building requires it, clean up daily and leave shared hallways as we found them. Inside the suite, flooring and furnishings are covered before any paint is opened. If your building has a policy on covering smoke detectors during painting, we follow it.

Scheduling around condo life

Many owners stay home while their condo is painted, so we work room by room and keep a bedroom and bathroom usable as long as possible. An empty suite, whether it’s being prepared for sale or for new tenants, usually moves faster with no furniture to shift. Either way, you’ll know the order of rooms and the expected finish date before work begins.

  • Trim, interior doors and baseboards
  • Feature walls in a contrasting colour
  • Minor surface repairs: small holes filled, imperfections smoothed, spots primed

Frequently Asked Questions

Rules differ from building to building. Repainting inside your own unit often needs little paperwork, but bylaws may still control work hours, elevator use and contractor requirements. Check with your property manager and we’ll plan around the answer.

Usually the owner or resident, because buildings tie bookings to a unit. We’ll tell you which days and how much time we need so you can reserve the right window.

Odour mostly stays inside the suite, and choosing a low-odour product reduces it further. Keeping the unit door closed and planning ventilation through your windows helps too.

Yes. Most owners do. We move through the suite room by room so you always have somewhere to sleep and get ready.

Cost is shaped by which surfaces are painted, their condition, prep, paint selection, access and scope. In a condo, building logistics are part of that, which is why we see the suite before quoting.
